連物業也難以收回. 以下7點係物業代理既專業建議 :&lt;br /&gt;&lt;br /&gt;1. 在簽約前要求租客提供工作及入息證明. 如果擔心租客雖然有入息但可能剛被解雇, 可以致電租客公司試探租客有否提供虛假資料. 可以確認租客是在該公司任職,公司並有實際運作.&lt;br /&gt;&lt;br /&gt;2. 揀選較有實力的租客,例如醫生, 教師, 會計師 等專業人士.&lt;br /&gt;&lt;br /&gt;3. 放鎖匙一定要等租客的訂金過數後進行, 租霸往往選在星期六交支票, 業主等到星期一發現彈票時, 租霸巳取得鎖匙順利霸佔物業了.&lt;br /&gt;&lt;br /&gt;4. 租客事前不講價或過於豪爽, 或者表示馬上放鎖匙就可以預先收取12個月的租金支票(多數是空頭支票),以有限公司名議簽約(可以拖欠一大筆租金後結業, 租客不用負責). 這些都可能是租霸的慣用技倆.&lt;br /&gt;&lt;br /&gt;5. 為了避免業主損失, 盡量不要安排免租期在第一個月或頭幾個月, 免租期可以安排起租後第3個月, 租客可以享用協議免租期並在該月的租金中減免有關費用.&lt;br /&gt;&lt;br /&gt;6. 要求租客自已申請水/電/煤等戶口, 假如將來租客欠交有關費用, 業主也不用代租客繳交. 但差餉,地租,管理費就應由業主支付, 因為有關機構只會向業權持有人追討欠費.&lt;br /&gt;&lt;br /&gt;7. 定立租約後業主必須在簽約後30日內打厘印及一個月內填報CR109表格交予差餉物業估價署, 否則法庭不會受理租務糾紛, 直至業主補交罸款為止,而厘印罸款有可能高達10倍的應繳厘印費.&lt;div 4名死者包括2男2女在意外發生時，均身處1樓及2樓，沒有及時逃生。有關案件已交由西九龍重案組跟進，相信死因庭會作出聆訊。每名死者家屬可獲2個組織撥出，最多7萬元的撫恤金。塌樓現場為土瓜灣馬頭圍道45號J，有55年樓齡的5層高唐樓昨日下午1時多，突全幢倒塌，粉碎成不到2層高的瓦礫，多名住客被活埋，消防員出動「特種救援隊」搜救。至1月30號早10時23分，已清理完塌下瓦礫，結束搜救工作。&lt;br /&gt;&lt;br /&gt;聽聞塌樓原因可能是地舖有裝修工人錯誤破壞主力墻或主力柱引致倒塌, 正式原因要等當局的正式調查報告完成後, 公眾才能知道, 不管是什麼原因造成塌樓, 業主都難免要負一定的責任, 業主有責任維修樓宇也有責任購買意外保險以確保出現意外後有足夠資金賠償受害者. 其實業主與租客唇齒相依, 沒有租客那來的租金收入? 聽說45號的登記業主是翟姓女投資者以有限公司持有. 出現這般嚴重的塌樓事件, 不但造成附近的樓價大跌, 連租務市場也肯定接近停頓. 所以業主除了收租外也要顧及租客安全, 賺錢要賺得其所. 我把這事件記入BLOG內讓大家永不忘記這宗慘劇.&lt;div class="blogger-post-footer"&gt;&lt;img width='1' height='1' &lt;/span&gt;&lt;/span&gt;&lt;/a&gt;一名「女租霸」，4個月前搬進一間分租套房後即無交租，業主多番催促，對方終協議上月中遷出。惟業主發現該女子竟將單位換鎖後繼續佔住，無計可施下昨以鐵槌敲門泄憤驅趕。女子聞聲後聲言跳樓，又不滿惹來記者追訪，揚言不會搬遷，警方亦無法介入，業主深感無奈。 &lt;p&gt;遭霸佔的套房位於大角嘴道199號3樓，56歲姓蔡男業主表示，去年9月透過地產公司把房間租予一名34歲姓陳女住客，每月租金2500元，對方繳交首月租金及兩個月按金後，即拒絕再交租。蔡與妻子多番催促不果，陳女答應於上月15日遷出了事。&lt;/p&gt; &lt;p&gt;拒交租 原允上月中遷出&lt;/p&gt; &lt;p&gt;蔡以為成功擊退租霸，早前安心返鄉，其間雖聽聞單位被佔住，但亦不以為意。至早前返港後，蔡赫然發現陳女已折返單位居住，並換上新門鎖強行霸佔，雙 方激烈口角。至昨早11時許，蔡決報警求助。警員登門後坦言事件屬租務糾紛，因不涉刑事問題而無法插手，但發現陳女因一些傳票問題被通緝，逐將她帶署調 查。&lt;/p&gt; &lt;p&gt;至昨午2時許，陳女獲釋後返回套房，蔡又再登門要求對方搬走，其間持鐵槌擊向房門泄憤，陳女激動下聲言﹕「你再逼我就跳樓死畀你睇！」蔡恐弄出人命，急忙報警。警員再次奔波到場，發現陳女未有做出危險動作，列作糾紛後離去。&lt;/p&gt; &lt;p&gt;「信唔信我死喺你間屋」&lt;/p&gt; &lt;p&gt;其時有多名記者到場採訪，陳女大表不滿，大聲在房內叫喊：「搞到咁大件事，咁多記者，我一定唔搬。信唔信我死喺你間屋？」蔡氏夫婦聞言大表無奈。蔡 表示他有多個單位收租，過往另一單位曾被按摩女郎租住，當時亦發生租務糾紛，對方指蔡登門偷去一條8000元的項鏈，累他無辜被通緝惹官非，遭事件纏繞兩 年始解決。「遇到租霸，隨時又要拖一兩年，好大損失呀」。&lt;/p&gt; &lt;p&gt;律師黃國桐懷疑，涉事業主將租客按金當租金，結果令事件受到拖延。&lt;/p&gt; &lt;p&gt;律師：欠租14天應即入稟&lt;/p&gt; &lt;p&gt;他指出，租客欠租14天後，業主應即時按《租務條例》啟動程序收樓，而按金根本不應當作租金，「收樓時要先控告租客，勝訴後得到收樓令，再由執達吏上門，程序最少要5個月，最好一天都不要拖」。&lt;/p&gt; 黃國桐指出，執達吏最少要上門3次才能爆門，因首次是口頭通知，第二次是貼告示，最後才可爆門。若租客簽署了搬遷協議書，即同意終止租約，業主爆開門鎖亦不違法，但仍需經民事訴訟才能收樓，「因為霸佔者曾經是租客，並非完全無理在單位內，故不能立即強行驅&lt;div class="blogger-post-footer"&gt;&lt;img width='1' height='1' 承租上述地址純粹作為住宅之用，承租人不將地址作為任何公共社團、劇院、舞院、手工&lt;br /&gt;業製品廠或其他商業性質等用途，至於開設學校、公寓、浴室、托兒所、床位宿舍等，尤為厲禁。&lt;br /&gt;6. 承租人涼晒衣物只能於指定之晒衣架管圍內，如有損壞或丟去，業主不負賠償責任。承租&lt;br /&gt;人未經業主書面同意不得在該大廈任何地方標貼或懸掛、個人或團體之招牌，或具有宣傳性質之&lt;br /&gt;廣告，並不得在騎樓外裝置晒方架、花架、霓紅光管等，承租人倘不依約遵守，業主得雇人拆除&lt;br /&gt;之，一切費用承租人必須負責。該大廈任何公共地方，承租人不得佔用、存放傢具、貨品、雜物&lt;br /&gt;等，該大廈之升降機專為利便住客之用，未得該大廈管理處許可，不得用以載運傢具、行李或危&lt;br /&gt;險品，惡臭等物。承租人不得在該大廈或該物業內養狗，至於可能騷擾其他住客安寧之鳥類，或&lt;br /&gt;使人感到不安之動物，尤為厲禁。&lt;br /&gt;7. 該物業內一切原來設備及間隔，承租人必須徵得業主同意，方可更改或增減。&lt;br /&gt;8. 承租人不得收藏違禁政府法例之物品，舉凡軍械、火葯、磺硝、汽油及揮發性之化工原料，&lt;br /&gt;或有爆炸性之危險物品，均不許存放該物業之內外任何地方，倘經發覺，即報有關當局究辦。&lt;br /&gt;9. 承租人不得有喧嘩或擾亂鄰居安寧之舉動，倘經別戶投訴，承租人仍宣擾如前，業主有權&lt;br /&gt;限期承租人遷出。&lt;br /&gt;10. 承租人倘因疏忽而致毀壞本樓之設備，或損及別戶之傢具衣物者，承租人須負賠責任。&lt;br /&gt;11. 承租人須自投買風災、水、火、盜竊、意外保險，承租人如有任何損失，業主不負任何責&lt;br /&gt;任。&lt;br /&gt;12. 承租人不得拒絕業主派遣之人員，在日間適當時間入屋檢視該物業近況或進行任何修理工&lt;br /&gt;程。&lt;br /&gt;13. 當合約屆期或中止前兩月，業主在不干擾原則下，將招租通告貼於該業門前或通告板上，&lt;br /&gt;承租人亦應准許持有業主書面證明書之人士，在日間合理之時間內進入該物業視察。&lt;br /&gt;14. 該物業一切門窗、廚房及浴室之設備，如︰潔具水喉、水渠等如有損壞，承租人需負責修&lt;br /&gt;理或賠償。&lt;br /&gt;15. 本租約期滿或承租人因特別事故中止租用，該物業之原來一切設備如有損壞，承租人需負&lt;br /&gt;責修理或賠償。&lt;br /&gt;16. 如有任何通告，經由郵局掛號寄出或按址送遞而由該樓宇內之成人收受，或由大廈管理處&lt;br /&gt;將文件標貼在易於發現之適當地點，則作為承租人已收受該通告文件。&lt;br /&gt;17.
